Proposed Stagecoach Reservoir development information

Summary

Developer Discovery Land Company has proposed constructing a luxury resort called Stagecoach Mountain Ranch in the Stagecoach area, including a private ski area and roughly 700 homes costing between $2 and $20 million each. Discovery did submit an optional initial planning application to Routt County in February 2023, and the Routt County Planning Department deemed their full application complete as of September 2025. Referral agencies had until October 2025 to submit comments, which were compiled by the county and sent to the developer in a corrections letter. We are currently waiting for the developer to resubmit application materials.

Once the developer has satisfied all requests (and this could take multiple rounds), public hearings will be scheduled at the Routt County Planning Commission and the Routt County Board of Commissioners meetings no earlier than May 2026.
